Our real estate group manages investments (both through funds and direct investment SPVs) in residential and commercial markets in London, Singapore and Sri Lanka; and provides property management and development services in Singapore. Calamander is a long term, value added investor. We specialise in smaller historic buildings in central business districts that require conservation expertise and repositioning, a niche that provides superior returns. The Group has consistently outperformed, with a twelve year track record of over 45% annual IRR's in London and a four year track record of over 70% annual IRR's in Singapore, and a deal record of 51 entries and 11 exits. Sri Lanka is the Group's third market with exceptionally high returns. The real estate group celebrated its twelve year anniversary in September 2009 with its 52 deal under the Singapore real estate fund.

Our Focus
Over twelve years, the Group has acquired domain expertise in:

	Restricted supply, city centre 'micro markets', where opportunities exist for high alpha relative to the broad property market. We believe strong demand growth is insufficient unless supply constraints exist.
	Sourcing difficult to find, 'rare' properties of limited supply, positioned for significant price upside that fit the alpha theme identified in step one.
	Restoring, modernising, and repositioning historic, central business district located properties that are under conservation, and are viewed as too old, too difficult, and too small to manage by major developers and institutional funds.
